DMCI Homes’ Arista Place is the perfect address for young families, professionals in Parañaque

Owning a place you can call home ought to be the biggest investment a young professional or starting family can make in the thick of jacked-up market prices. Unlike in the old days when owning a condominium unit is too far-fetched a dream, today every working individual who can allot a portion of his/her hard-earned money for a monthly amortization is entitled to buy a unit or two for his decent living space.

But while the options are endless and choices are plenty, urban dwellers should take a good look at the property which can give him the best value for money. Who would not want a prized living space to boot?

Take for instance DMCI Homes’ newest offering, the Arista Place in Parañaque, a medium density condominium village which particularly caters to these young families, upwardly mobile professionals and upgraders in the Southern Metro Manila.

DMCI Homes officials was optimistic and said that “Arista Place is the perfect address to this segment of the market which has a discerning taste and is sophisticated about picking their place of dwelling in the city.”

Arista Place which will make 11 buildings available with a total of 1,299 residential units is the community to beat in the emerging cityscape of Parañaque. Officials said that Arista Place will be a fitting choice for people who work and study in Parañaque and nearby Las Piñas and Pasay cities.

The buyers’ profile is seen to be composed of people occupying middle to top management positions in reputable companies in the metro making Arista Place a safe haven for all its future residents.

Likewise, other potential buyers are pictured to be coming from a segment of entrepreneurs. These people may already have a primary house, needing upgrade or are still renting.

These families are looking for an ideal home in Parañaque, where they have been familiarized already, that is accessible to everything significant to their family’s needs. They aspire to achieve a balance between work and home life. They are looking for a new home where their kids can grow up comfortably and have the same enjoyable childhood as they have.

Arista Place offers unit mix such as 2-bedroom units perfect for startup families. The 2-bedroom cuts are pegged at 53 to 78.50 square meters perfect for the size of their families. The sizes are just perfect for decent living and recreational spaces. In true urban convenience fashion, future residents of Arista Place will be treated to key areas suited for socials and interactive activities that will enhance the well-being of its residents.

Genuine resort-style living at DMCI Homes Stellar Place’s Magna

Property developers the world over are one in the belief that building vertical structures like condominiums is a viable solution to address the residential needs of the burgeoning population. Likewise, these firms agree that skyscrapers are the choice of future homebuyers because of the panoramic vistas of the skylines and neighboring cityscapes that are some of the advantages of condo living.

At Stellar Place’s Magna – the condo development’s high rise building – these advantages can be similarly enjoyed guilt-free while enjoying the genuine resort-style living that has become synonymous with DMCI Homes.

Bird’s-eye view

Standing 15 storeys high, Magna gives future residents a bird’s-eye view of the Quezon City metropolis and the nearby city of Manila. The location of Magna inside the Stellar Place community along Visayas Avenue in Quezon City affords one the convenience for both work and lifestyle.

The Magna building offers 320 residential units, with unit sizes ranging from 27-sqm studio units up to 76-sqm 3BR units. Young families with a growing need for living space would find both the 57-sqm and 54.5-sqm 2BR units perfect for them. For young couples or single young professionals, the 27-sqm Studio units in SLP are a perfect complement to their active lifestyles.

Proximity to major access roads

The city address gets better with Stellar Place ’s prime location near the major arteries of Quezon City. Not too far from Stellar Place is Quezon Avenue for those traveling to Manila; East Avenue leads residents to EDSA, while Commonwealth Avenue gives easy access for travelers who wish to drive further north of Quezon City.

Within reach of its residents is a host of government and private institutions. Easily accessible are places like the Quezon City Hall, the SSS Main Branch, the Land Registration Authority, and the Central Bank of the Philippines.

DMCI Homes’ Maricielo Villas: Reliving the culture

Spanish culture and influence is alive in DMCI Homes’ newest residential enclave – the Maricielo Villas.

Idyllically located in history-rich Quirino and Casimiro Avenues in Las Piñas, where the famous St. Joseph ’s Bamboo Organ is found. This 18,522 square meter project imbibes the charm of the past with the convenience of the future. The five-building development reflects this integral part of our history through its exquisite architecture and overall ambiance.

Maricielo Villas invokes the architecture of old Spanish Missionary communities through buildings with facades designed with prominent traditional lines, and offering pasilios or breezeways that not only creates more open space, but also provides cooler ventilation all throughout the community.

The Clubhouse, linear parks, and great outdoors also call on the history by the way the facilities are designed. Instead of the popular simple Zen design now seen in many condo developments, Maricielo Villas connects residents to its theme through its lush landscapes.

The place still brings about the ease and convenience of living in a condominium community. Lifestyle options are readily available for residents to choose from.  An invigorating mix of resort living amenities will be incorporated into the project to satisfy the leisure and recreational needs of residents.  Those with an active lifestyle can swim laps at the pool; bike, or brisk-walk at the park.  Those who wish to simply de-stress can relax at the lounge area, linear parks, or soak up the sun while lounging at the pool decks. The Clubhouse also has a game room that’s set to be a hit among families. Living at Maricielo Villas will give residents the feeling of a lasting vacation they can look forward to daily.

The community’s Spanish theme has also brought in the project’s 516 units. Detailed lines and upgrades can be seen in the finishes, while balconies of every unit are designed with traditional grilles present in Spanish missionary buildings.

Units are also exposed to an open landscaped atrium that will provide lush verdant vegetation that improve not only the aesthetics of every home but also preserve fresh air, while single-loaded corridors allow units to open up to a balcony overlooking the landscaped atrium, instead of facing another unit’s door.

Cedar Crest a safe haven for young couples

Glorian Eleazar Berco, a bank manager in one of the leading financial institutions in the country today, knows quite a lot about investments, property values, and the financing schemes that go with purchasing a property. So when the time came for her to decide on her first home, she settled with a company and a property that offered the best value propositions.

As a proud owner of a two-bedroom unit in Cedar Crest by DMCI Homes, Glorian, or Ianne to her friends, is very much thrilled about living in a community that she refers to as “resort-like”, very safe and secure, plus accessible to her place of work, and not to mention, affordable without compromising quality. She and her husband were one of the first to move-in at Amaranth, the first building to rise in Cedar Crest, and are witnessing the gradual emergence of a charming community with friendly neighbors, which are mostly comprised of young families and start-up couples.

Having been recently married, Glorian and her husband, Franque, moved to Cedar Crest in May this year as excited homeowners. Her husband is currently working abroad, so the issue of her living alone for the meantime was on top of mind for the couple.

“My husband feels very much assured that I am safe here,” Ianne related. “Instead of living at my previous residence, which was a condo unit in Pasig that I rented for about 12 years, my husband has peace of mind knowing that I am coming home everyday to a safe, gated, and well-secured location.”

Such advantage is priceless for the couple – a sentiment that all residents now enjoy at the medium-rise condominium residence in DMCI Homes’ Acacia Estates township community in Taguig City .

DMCI Homes acquires Parañaque property

DMCI Homes knows where to build next. The company puts premium on site hunting — all properties to be acquired should fall under their discerning taste and pass its rigid technical requirements. The site should be sound for construction – not along fault lines, not flood-prone. The structure to be built should also be earthquake-sound.

These requirements are embodied in its newest offering in Barangay Sto. Niño, Parañaque City. This development is an exclusive, gated mid-rise condo complex that will be home to about 11 buildings with 1,299 residential units and 932 parking slots.

According to Rey C. Salazar, DMCI Homes director for business development, the newly acquired property used to be owned by the Pascual family and reclassified as Commercial 3 in zoning. The site, formerly used as salt beds and a fish pond, had undergone soil test and passed the requirements of its technical team.

This will be the future address of DMCI Home’s target market: people occupying middle to top management positions in reputable companies. These families may already have primary homes but are looking for an ideal home in Parañaque that is accessible to everything significant to their family’s needs. They are looking for a new home where their kids can grow up comfortably and have the same enjoyable childhood as they have.

This project will offer a gated complex with a unit mix of two-bedroom units perfect for young start-up families. The two-bedroom cuts are pegged at 42 to 58 sqm.

For frequent travelers, accessibility will be no problem; the property is along J.P. Rizal Street, close to the NAIA terminals.

For the shopping addicts, mall lovers and party-goers, SM Mall of Asia, Newport City and Aseana Business Park are the places to go anytime they want to.

The project is set to redefine modern comfort and will be furnished like a true Asian tropical resort. For its façade, it will be draped by earth-toned colors to provide a soothing and relaxing feeling for the urban dwellers.

The buildings will have high-pitched cable roofs, horizontal lines (trellises) and long overhung roofs to provide shade during hot daylight.

Young family enjoys perks of city living at Tivoli Gardens

Thirty-year-old Carlo Contis, a senior manager at a leading BPO firm, is a self-confessed “Mandaluyong boy.” Having grown up within the vibrant city with his family since 1984, Carlo is used to the convenience of its location in the middle of the metro, along with other urban comforts that Mandaluyong offers. It is also located near his Makati office, so commuting and driving to and from his place of work is an ideal advantage to his urban lifestyle.

So when the time came for him to look for a first home for his own family, it was important to get an address within the city where he grew up in. Going around Mandaluyong one day, he chanced upon a project called Tivoli Gardens Residences that was being developed by DMCI Homes.

“Me and my wife Rosali were looking for a place within a familiar environment where we could raise our family. That was around four years ago, and a year into our marriage when I first drove by Tivoli Gardens, which was just in its early development stage. It is something positive for us since in a monetary perspective, medyo kaya ng bulsa with its pre-selling price,” Carlo related.

He also noted that they were lucky to get a 3-bedroom unit with gross floor area of 79.0 sqm that was right next to the elevators and across the central landscaped atrium. A few steps away also beckoned the Sky Patio – Tivoli Gardens ’ signature 3-storey high openings on the building that allowed the maximum entry of light and air through the Lumiventt technology.

While waiting for the construction of their first home in the development’s second building, Eugenia, the young couple rented a condo in Pasay in the interim. The small space and unfamiliar environment made Carlo more convinced that he preferred to raise his young family in the residential resort-like setting offered by Tivoli Gardens in Mandaluyong City.

“I visited the site a lot to monitor the construction. And during instances when I couldn’t, I just logged on to the DMCI Homes website to check the progress reports. That was very convenient for us, and made us all more excited to see the community gradually taking shape,” he noted.

Finally in March last year, they were given a call by DMCI Homes informing them that their unit was ready for turnover. That was a pleasant surprise for the couple, since they were not expecting the building completion until the fourth quarter of 2010. The young family, by then joined by four-year-old daughter Zaira, was very excited to move in ahead of schedule, and enjoy the perks of their first home. The Contis family was one of the first residents to move in at Eugenia.

Doctor finds her perfect home in Magnolia Place

Inside her condominium unit at Magnolia Place in Quezon City, Dr. Gladys Belmonte feels like it’s always a weekend outing — her balcony opens up to the refreshing view of the poolside and manicured landscapes. From her office table by the master bedroom, the natural light and the morning and night breeze generously come in, making her little study-work station conducive to work in.

On some days, she asks friends and relatives to come over for a simple gathering, catching up, or hosting birthday dinners in her unit, which they find a perfect go-to-place. Her purchase meant she doesn’t need to drive as far as Tagaytay or Subic for some weekend pampering. All this, she says, she gets at Magnolia Place.

Indeed, DMCI Homes’ Magnolia Place in Quezon City has afforded Dr. Belmonte the very essentials she wanted for her dream home — a resort country home for herself and nine-year-old son Air.

For more than a year now, they live in a corner unit at Magnolia Place. But every day, she says, she falls in love with her unit because it practically mirrors what she had dreamt of a long time ago. “I have always wanted a space that is ample, airy, not cramped and dimly lit,” says the 43-year-old dermatologist.

Mother and son chilling out at their master’s bedroom
The three-bedroom unit that she got is awash in pastel colors that are pleasant to the eyes and exude beach vibe. Mounted on the walls are knick-knacks that are reminiscent of one’s summer days like seaside-inspired pieces.

To spruce up this unit, she sought the help of a friend who is an architect and interior designer to turn her harbor into a country-themed two-bedroom unit. When she’s off from hospital duties, Dr. Gladys does her backlog work at home while her son’s attending classes at the Ateneo de Manila University in Katipunan.

“I enjoy coming home more often at Magnolia Place. Little by little, I acquired my furniture and decorative pieces and whenever I see what my home has become it gives me an unparalleled fulfillment and a sense of achievement.”

“I don’t really have to spend my weekend and holidays somewhere else to get the resort living and the seaside feel,” she adds.

Favorite nook

Oftentimes, she would be seen at her favorite nook: her two balconies where she spends reading or merely chilling out.

The unit, which was turned over in May 2010, had all the basics and is fully fitted but she had it altered to make space for her things. She had some hidden closets installed to maximize space and a lot of pull out fixtures. The decision, she says, was consulted with the Property Management Office, who then gave the go-signal to design her unit according to her preference.

Friends who have visited her place were surprised at Magnolia Place. They were not aware that there is such a kind of residential project in the busy Quezon City area near Mindanao Avenue. Magnolia Place is just a stone’s throw away from St. James College, QC, and a few minutes away from the Veteran’s Memorial Hospital.

Falling in love with Magnolia Place

Dr. Belmonte in her beautifully crafted kitchen in her unit at Magnolia Place.
“Even I was surprised that a resort-style condominium can be found in this highly urbanized community. I have looked at several projects within the city, visited a number of showrooms but when I looked Magnolia Place, I knew this was it and I fell in love with the place easily.”

The amenities at Magnolia Place complement her lifestyle. She works out in the gym and swims regularly to keep fit and healthy. Whenever at home with son Air, they usually take a leisurely walk around the neighborhood at night to bond or just chill out. The security at Magnolia Place affords them to do so, with 24/7 roving security and highly fenced village.

Air, who enjoys biking and basketball, finds it a great home with the kids in the community playing on the basketball court and at the resort-inspired clubhouse. She says she sees Air enjoying with his friends and next-door neighbors on weekends, and she doesn’t have to worry about his security.

Looking back at her decision to buy the unit, Dr. Gladys regrets nothing and is actually thankful that she made a good decision to purchase a unit at Magnolia Place. “The project is delivered on time, and it was a safe investment. The brand’s promise that ‘It feels real good to be home’ is a reality.” The price is also competitive with the ongoing market rates, actually very reasonable with the quality of work that DMCI Homes gives its residents.

Her move-in experience was a breeze. The staff was helpful and the things she wanted improved were delivered the way she wanted them. The Property Management Office was likewise efficient in whatever the residents need, she says. The doctor also finds comfort that Magnolia Place allots a utility deck for her laundry chores and other tasks.

“I don’t have to hang my clothes in the balconies like what I’ve noticed in some residential condo, which is always an eye sore,” she notes.

For shopping and grocery needs, TriNoma Mall and SM North EDSA are very near.

In more ways than one, the doctor says she has found a good investment for her hard-earned money. “Hard work pays off,” she says.

The best-value condo in the palm of one’s hand

Mike and Christia Gonzalez are your typical married couple at the prime of their lives, both with successful professional careers and a healthy relationship with family and friends. After getting married in November 2007, it was time to move on to the next phase of their life, and that is to start their own family in their own home.

As former residents of Pasig City with Michael’s parents, the couple sought a place that would mirror the comfort, convenience, and security offered by their initial home. They scoured the city, even the suburbs, for an ideal home environment that would suit their lifestyle as busy professionals. Initially, they wanted a house and lot, which is typical of Filipinos’ concept of a dream home. But after looking at their options and taking into account their needs and living requirements, they realized that it was best to procure a condominium residence which offered them convenience and security, plus other incomparable advantages.

Among all the projects they looked into, they settled for the condo property that was deemed as having the best value propositions. They bought their unit officially in August 2008. In July 2009, they finally moved into their brand-new home located in a sprawling residential estate in progressive Taguig City. Two years hence, they have confirmed that it was a decision worth taking, and they are now living life to the fullest as residents of Karon Building in Royal Palm Residences by DMCI Homes.

“We can categorically say that it was really the most affordable property that offered us the best deal among all the projects we considered,” Mike related. “For a two-bedroom, 50 sq.m. unit plus 10-sq.m. service area that we bought at the pre-selling stage, it definitely gave us the best financial deal at only 20-percent down payment. The price of the unit was P2.7 million while the other projects offered units at only 30 to 40 sq.m. that were worth P3 million to P4 million and up.”

The location of Royal Palm also gave them a surprising advantage, assuring the couple a convenient drive to their office in Ortigas for only 20 minutes, since the route to their destination is counter to the usual traffic. From Acacia Estates in Taguig, the location also offers them easy access to C-5 Road, as well as commercial establishments in Bonifacio Global City.

With its classic Thai-inspired architectural design, Royal Palm Residences presents such attributes through its clubhouse, cabanas and gazebos, lush landscaping, koi ponds, pocket gardens, pool deck, jogging paths, and other outdoor amenities.
Mike also recalled that when they started furnishing their house by June of 2009, it was also another welcome surprise to find that they did not have to change much with the turnover state of their unit. Quality finishes and fixtures were provided already in their unit, allowing them to simply move in their appliances and furniture and add some décor to make their home livable.

In fact, when friends come over, they are just as pleasantly surprised to find an impressive medium-rise residence. “My friends even get the impression and feel of Royal Palm as a resort hotel, especially with our expansive, one-hectare amenities area,” Mike noted.

With its classic Thai-inspired architectural design, Royal Palm Residences indeed presents such attributes through its clubhouse, cabanas and gazebos, lush landscaping, koi ponds, pocket gardens, pool deck, jogging paths, and other outdoor amenities. Residents have plenty of room to breathe, various options to explore for rest and recreation, while providing a calm and soothing environment reminiscent of Asian resorts.

“We get to use these amenities to host birthdays and other events, for ourselves and even with the community that is really active and responsive. We now look forward to our Halloween and Christmas parties, as well as other activities that the entire community loves to celebrate,” Mike added.

In fact, Mike was head of a basketball sports committee that joined the recent DMCI Homes’ inter-community sportsfest, where Royal Palm’s junior players won as champions. This active spirit of community and camaraderie is another unexpected surprise that convinced the couple that they will always feel right at home in Royal Palm Residences.
